What brand and color do you typically use to quickly run through refurbs?

Soliciting thoughts on buying parks with POHs and how you work and structure your financing when many banks won't give much or any DSCR credit for the POH rent and the lot rent alone is below 1.2.

Wondering what are some strategies for going after parks that are fully occupied, almost at market rent - stablized. Is the only play here to hold forever? I'm eyeing a few smaller parks with not much value add, wondering what the long term/exit strategy would be. Interested to hear everyone's thoughts and experiences.

Hello, I was here back in 2024 but was not in a place in my life to achieve my goals of owning a MHP. I am finally back and able to move forward. I currently have multi-unit and single-family rentals and would like to transition to MHPs. I am already reviewing a potential first park and happy to be back in the community.
