In the past I had great open rates and return calls with handwritten letters. When I was in the SFR business I used the "yellow letter" technique as taught by Ron Legrand. These days I would rather invest some capital into mailer marketing but use a company that has a handwritten feature. Has anyone used Cardly or Letter Friend? or other suggestions for effective mailers?

Who lives somewhere that feels overpriced / lack of deals / impossible to invest in? Where do you currently live and what is your biggest hurdle to getting your first park or expanding your portfolio?

Hello, my name is Andy, I've fix and flipped properties in the Los Angeles market 2006-2010, then when market crashed pivoted into selling REOs as a broker, did that, got burnt out. I have a lot of SFR knowledge and a little MHP knowledge as my dad owns a really nice portfolio. Now, my brother and I are looking to invest together in Idaho, Colorado, Wyoming, Montana and Utah.
