Cold Calling Takes Practice
If you have never done any type of sales job before, cold calling probably wont feel natural or easy. Its not such a "common sense" practice to look for keywords, reinforce verbiage, phrase things openly, ask questions with a goal in mind, instigate discovery etc. Many people think they have to play mental games to get good at cold calling because they hear all of that and have to think deeply about it. But it can be simplified by reaching deeper into the mindset of a cold caller. Think in these terms: Am I approaching with curiosity? Just by staying truly curious you will tic many of the boxes you need. Focus on Discovering forget the close: If you spend your time just discovering as much as you can about the seller and the property the opportunity to close will present itself. You will hear the phrase you need to hear to pounce....eventually. Sometimes you will be on the phone for 30 minutes. Sometimes 5. Dont try to cookie cut every seller. Just by adjusting this mindset you will not only get deeper deals and close at a higher percentage, you will have the respect and trust of the seller which means you will have more control over the transaction which leads to more revenue in and of itself. When it comes time to extend, retrade, or move it to the mls you have everything you need to make it happen.
