My due diligence so far includes: ✅ Tank sweep ✅ Foundation check by Terraforma ✅ Conversations with Portland’s Land Use, Planning & Development Department to figure out what (if anything) I can do with the extra lot ✅ Plus some “sneaky” behind-the-scenes, high-level deal structuring 😉 Now I’m curious—what are you guys working on? @Kelly Loman Yes you always want to be very conservative on your ARV I typically take 25k off but in this market heading into the winter you might need to even discount it further.

@Kelly Loman 100%! It's because people don't know how to do their rehab budgets. But you are correct things are definitely staying on the market longer unfortunately
