I am Bobby White a retired Fork Lift Specialist of 45 years. Started a a Basic Shop Technician than went into the Field Service Tech. I was brought inside at three companies as a Shop Foreman then added Assistant Rental Mgr, Warranty Administrator, and finally Dealer Trainer. All the while operating a part time Bookkeeping and Tax Service. Spent many years dabbling in Creative Real Estate , Note Broker and Mortgage Broker. Never quite got a solid footing. I am now broke,busted,disgusted, and bored. After major losses in 2008 and 2020 to 2024. I now want to restart and build a strong Legacy to leave my son and two grandchildren.

Question about vacant land
Hello all, I'm new and I'm in the learning process altogether as far as notes. I'm curious about what kind of advice y'all have about vacant land -- I know that it's one of the more unpredictable assets. What kinds of questions should I (as a note buyer) ask the seller if the topic is specifically mortgage notes for land? What characteristics should I consider red/green flags in my seller/borrower?

@Cg Amos Not only pay close attention to the above recommended advice.Determine what your or your investors plan for the land is. Is it land locked ? Will you need to negotiate the purchase of a right of way? Is it buildable ? Has a recent PER test been done ?
Borrower just called me an "Angel from Heaven" 👼
I helped one of our non-performing accounts negotiate a discounted payoff on Friday and received this glowing appreciation (email attached). It's pretty amazing how much we can impact our borrower's lives when we offer a little compassion & pass some of the discount along (this loan was bought very cheap because of the impact of AB 130 on 2nd liens in California). And even better - the client who I help close this deal for tripled their money on the deal 🤑
