Any artists in the group?
When I was a child I loved to draw and paint. Back then my parents did not encourage to pursue this, because, you know the story of the starving artist. Post your drawings, sketches, paintings. I will start, I drew this with charcoal as gift to my wife.

Need advice
Good evening my name is Aundre and I'm brand new to this industry, after completing the free course, I believe the best approach for me is matchmaking simply because I don't have reserved funds to purchase none of the other courses, let alone a note 😄😄😄😄 I put the B in broke! However, what would be the best course of action to take from this standpoint? All advice is welcomed, thanks in advance.

Question about vacant land
Hello all, I'm new and I'm in the learning process altogether as far as notes. I'm curious about what kind of advice y'all have about vacant land -- I know that it's one of the more unpredictable assets. What kinds of questions should I (as a note buyer) ask the seller if the topic is specifically mortgage notes for land? What characteristics should I consider red/green flags in my seller/borrower?

I would look for a clear title, environmental hazards, and zoning laws and why are they selling.

Also, look for land that is in the path of progress.
