Big or small, your insight might help another investor in this community level up. 👇 For me, I’ve been refining my current strategy since a lot of you have been asking how to start or build a game plan. Here’s the breakdown: 🚀 My Strategy: BRRRR with a Side of Flipping The classic BRRRR = Buy a discounted property → Renovate → Rent → Refinance → Repeat.This worked great when rates were low. Why it’s tougher today: - Higher interest rates (though they’re starting to dip) - Rent-to-price ratios don’t always line up - Cash flow is harder to achieve 🛠️ The Adjustment The key is adding more capital up front to make these deals work.And where does that capital come from? Flipping properties. By flipping: - We’re using the same principles (finding deals, analyzing numbers, managing rehabs). - Instead of holding long-term, we cash out profits to build the reserves needed for BRRRR deals. - This helps avoid being overleveraged while still building a rental portfolio over time. 💬 Now I’d love to hear from YOU:👉 What’s one creative way you’ve adjusted your investing strategy in today’s market? This is great. Ive added more strategies to my tool belt, but one thing Ive been focused on is getting back to the basic but better. Im focused on more systematic approaches to finding buyers when I buy properties and Ive been really leaning into relationship building as well. So far so good, Im currently working an out of state flip and Ive listed 2 plots of land for sale. Ill let you know how it goes!

When I first started looking into real estate, I thought the only way to make a real living from it was to own 10+ rentals like the “big investors” you see online. But here’s the truth most people don’t realize:👉 You don’t need 10 doors to change your life. You might only need 2. Think about this… Before investing: - Living paycheck to paycheck. - Working 40–50 hours a week. - Watching money disappear to rent, bills, and rising costs. After just 2 solid deals: - Each property cashflows $1,300–$2,000/month. - That’s $2,600–$4,000 coming in passively — every month. - Suddenly your rent/mortgage or even your car payment is covered. 2 properties can mean: - Taking a lower stress job without worrying about money. - More time with your kids. - Being able to say YES to travel or experiences without guilt. 💡 Don’t overcomplicate it. You don’t need an empire. You need a couple of smart, strategic moves and auctions/foreclosures are one of the fastest ways to get there.
