Can ANyone Help Me close this deal in KCMO its right by the cheifs staudium and i got it for 120k arv is 340k but its a property with unfinished construction i really think it can sell though its a awesome flip if it gets in the right hands!!!!!! Help closing deal
Can anyone help close this deal in Michigan. Seller is asking it for 83k, listed at $89,900 on zillow, ARV is $101,020. its a property needing light to medium rehab. Lmk If you wanna jv this is my first deal so I’m willing to do 60/40. I get 40

Making a deal
Hi I’m about to call a realtor to make a deal so I can sell the property to a hedge fund. Anyone knows a good script or what to say to them to sign the contract so I can sell it to a hedge fund?

Just be honest and tell them you have multiple exit strategies and a large investor group. You don't know just yet what your going to do with the property.

The Contract
Just got to the level of getting the contract. If you don't have the (EMD) earnest money. Does Max provide that earnest money?

There are several folks who will give you a short term emd loan for your deals. Look up gator lending .. pace morby. Max might though if the deal makes sense 🤷♂️

I would also use emd as a bargaining chip for your deal. When you find someone to lend emd to you then you can beat out other offers by offering a higher emd. It works.
