Can anyone help close this deal in Michigan. Seller is asking it for 83k, listed at $89,900 on zillow, ARV is $101,020. its a property needing light to medium rehab. Lmk If you wanna jv this is my first deal so Iโm willing to do 60/40. I get 40

he said this: Just to clarify, in Ohio, wholesaling is only permitted when you are the actual buyer on the contract and then assign your own interest. Writing up offers or negotiating terms on behalf of another buyer without a license is considered practicing real estate without a license. Per the sellerโs instructions, all offers must be written directly in the buyerโs name and will include a non-assignment clause. That means the agreement cannot be assigned to any other party without the sellerโs written consent. Please have your buyer submit the offer directly, and Iโll be happy to present it
