Amazing week! Thank you so much James and your Team!
Stripe, PayPal, BACS…
Have you thought about how you'll accept payment for your sourcing fees? Stripe is the most common way. They take a fee on every payment, so you'll need to set it up and factor that into your numbers. Here's what that looks like on a sourcing fee: Stripe (UK card): 1.5% + 20p On £3,000, that's £45.20 On £6,000, that's £90.20 PayPal: 2.9% + 30p On £3,000, that's £87.30 On £6,000, that's £174.30 Bank transfer (BACS or Faster Payments): usually free, or close to it, with most business bank accounts. So for a big fee paid on completion, a simple invoice and a bank transfer is the cheapest option. However you’ll find some investors who may prefer a more secure way (e.g., stripe). We use stripe and BACS mostly! James

First Property Found Following the First Lesson
Hi James and Co, Following the first lesson I have jumped on Gumtree and done a search for properties within an hours radius of me. I have found the following property in St Helens with details from the seller. https://www.gumtree.com/p/flats-houses/2-bed-mid-terraced-house-in-st-helens/1803057560 It's still available. 8 allanson st wa9 1pd Vacant 2 bed mid terrace freehold property Front garden Large enclosed back garden Newly carpeted and fully decorated. Reception room with electric fire. Fully fitted kitchen with built in oven and hob. Utility room Secure outhouse Downstairs bathroom with shower, bath, wash basin and toilet Double glazed GCH EPC C rating EICR valid until 6/12/26 Valid gas safety certificate and boiler service record Parking outside house Council Tax Band A 10% ROI if rented out St. Helens town centre 5 minutes drive Access to M62/M6 motorway within 10 minutes. Nearby Local shops and regular bus service. Large Morrisons 5 minute drive away. Looking for offers around £95k Similar properties in the area selling for £110- £130k. WhatsApp me on 07759 978594 for more photos and videos of the property. I've spoken to the seller via messaging and asked the seller the questions you mentioned and he has provided the following info: House is already advertised on rightmove and zoopla for £95k I'm a landlord who's retiring and selling off their portfolio as the houses become vacant. No mortgage on it. Had quotes from auction companies who said it will sell for around £90k at auction. Not desperate for the money. Vacant property owned by myself. Be good to know your thoughts on this one. Thanks

Couple of Queries
Morning all and Happy Friday. Just have a couple of questions so figured i would put them together. Has anyone been able to search for landlord properties for sale on Open Rent? Using the app I can only see the ability to search for rented properties and advertise the property to rent as a landlord? Also, im not on Facebook. I have an old dormant account in my own name. But should I create a new account under my business name or reopen / create an account in my own name? Thanks

Hi @Carlos Ibbotson Open Rent is only for rentals direct from landlords. Not sales. That’s not to say they won’t consider selling the properties.
