Attached is the full breakdown of the transcript and the original transcript if you wish to run it through any AI. (I put it all through Claude Opus 4.8 and it did a decent job) My summary, good and definitely some industry experts. Nothing against it but they all came off a bit salesy which is to be expected at a conference. Kyle is citing Alex Hormozi word for word on a lot of his stuff and the way he structured his entire presentation. There is a reason Alex is as successful as he is and I have copied a bunch of his stuff so nothing against it but highly recommended reading his 100m series which is online for free. Kyle did a good job of breaking it down though and is obviously successful in his business. They all had strong and slightly conflicting opinions which is fine but I really think there are so many ways to do this and a lot of the territory is uncharted. Key point of finding your dream avatar is huge. I also plan on lowering my membership costs as a result of what the back 9 was saying. 1. Sim Tech - Good info on testing technology. Liked the ideas and structure for a maintenance cycle and end of life of equipment. 2. Designing a Profitable facility - The build for today and wire for tomorrow thing was huge. Have opening plan but also be ready to expand if needed. Plan for day 1,000. Don't rush the build is probably a good callout but I also did my build in a month so it does kind of depend. 3. Leagues and revenue - Liked the data approach. Going to pull some of this in for my league structure. 4. Bays are full but feel broke - Good stuff but labor heavy. Basically a recap of 100m Offers, Leads, and Money Models. Has the sales and conversion components pulled exactly from a lot of the scaling framework process as well. I gotta do this with my own spin I have just been busy. 5. Membership Models - Interesting insight from the back 9. Adjusting my memberships to be two tier and unlimited 6. Marketing and Funnel - Good callout on standing out and overall process.

We've signed our lease for O'Fallon Golf Studio in O'Fallon, IL - Excited! Now shopping insurance. Any suggestions for Golf Sim specific insurance (in the U.S.)? Our best quote so far is with American Specialty Express; waiting for a response from McGowan Allied.

I had a similar question on insurance. I am using a broker and they’re not having great luck in finding anyone. I just passed along the two share here. Any other companies to look at?

The alcohol seems to cause pause on a lot of carriers and add quite a bit of expense. One carrier quoted $15k for the year.

New and ready!
My wife, Heather and I are new to this group and have quietly working toward opening our own 24/7 sim in the background - due primarily to having stared following launch point in TikTok. I appreciate the invite to the group! We recently had our LLC and DBA approved and will be submitting an LOI for a spot this week. This is my first business and I’m using Perplexity as my AI assistant; very helpful so far! We intend to begin our build out in August with a plan for soft opening Oct 1.

Welcome Phillip! I usually attend the saturday connects but have had conflicts the last two. Ai is an excellent thought partner. Definitely do your due diligence in what it shares as I've had Ai reference state statutes that didn't exist. I'm actively building out a 4 bay sim business in Shakopee MN so going through all the steps with government, architects, builders, etc. Happy to also answer answer any questions you have. As far as build out goes, be sure to also understand your local municipalities fee schedule. Where I am building, there is a plan review fee, building permit fee, surcharges, processing fees, and the big one, Sewage Access Charges (SAC). Long story short, what I thought would be less than $10k, was actually more than 3x that.
