We've signed our lease for O'Fallon Golf Studio in O'Fallon, IL - Excited! Now shopping insurance. Any suggestions for Golf Sim specific insurance (in the U.S.)? Our best quote so far is with American Specialty Express; waiting for a response from McGowan Allied.

I had a similar question on insurance. I am using a broker and they’re not having great luck in finding anyone. I just passed along the two share here. Any other companies to look at?

The alcohol seems to cause pause on a lot of carriers and add quite a bit of expense. One carrier quoted $15k for the year.

My wife, Heather and I are new to this group and have quietly working toward opening our own 24/7 sim in the background - due primarily to having stared following launch point in TikTok. I appreciate the invite to the group! We recently had our LLC and DBA approved and will be submitting an LOI for a spot this week. This is my first business and I’m using Perplexity as my AI assistant; very helpful so far! We intend to begin our build out in August with a plan for soft opening Oct 1.

Welcome Phillip! I usually attend the saturday connects but have had conflicts the last two. Ai is an excellent thought partner. Definitely do your due diligence in what it shares as I've had Ai reference state statutes that didn't exist. I'm actively building out a 4 bay sim business in Shakopee MN so going through all the steps with government, architects, builders, etc. Happy to also answer answer any questions you have. As far as build out goes, be sure to also understand your local municipalities fee schedule. Where I am building, there is a plan review fee, building permit fee, surcharges, processing fees, and the big one, Sewage Access Charges (SAC). Long story short, what I thought would be less than $10k, was actually more than 3x that.

@Joshua Kauck Actually going through this right now with my city. The % of food sales requirement has been modified to be less about a % of sales being food, to the type of food that needs to be sold. Essentially, it needs to be prepared and be of substance. Whats fascinating in MN is a hot dog is considered prepared, but a frozen pizza is not.

Really appreciate you sharing this Josh! Yours had a couple of additional sections I thought would beef up my own. Did you purposefully leave out a definition for "Claim Period"? If not, I used the following language to define what I meant when I say "Claim Period" = means the entire time any Releasing Party is present on the Premises in connection with the activities, including arrival, participation, waiting and departure on the date(s) of the reservation or visit.
