Hi Everyone, I am a real estate investor from Dallas, TX. I have been in real estate since 2000 and have wide experience in both residential and commercial side. My super power is ability to raise tons of private money using self-directed IRA (SDIRA). I am here to learn and contribute anyway I can. Thank you to @April Juliano for creating such a group in Skool.

@Alexia Mihalitsianos there are many ways to raise private money. Depending your real estate investment model, your experience and approach might vary. About to secure this property but I need a second opinion... what am I missing?
I’ve been looking at a new property recently and I’m seriously considering going for it. What’s interesting is how much easier this process has become for me compared to before. Setting up an additional income stream on the side has really taken the pressure off and made decisions like this feel more practical instead of overwhelming. The property itself looks promising and I’m considering acquiring it at a reasonable range that aligns well with my current plan but I’ve learned not to rush these decisions. For those with experience or interest in property: What are the key things you usually pay close attention to before going ahead with a deal like this? Any red flags or smart checks you’d recommend I don’t overlook? Always open to learning and seeing different perspectives.

@Arthur William There is no information in your post except a video. For anyone to give you some valuable input, I would suggest providing minimum information like: - Home specs (Ex; 3 bedrooms, 2 bath, 1200 sq ft) - Home zip code (To assess approximate comps) - What is sales price you are considering? - What strategy are you using (Ex: LTR, STR etc) - Who is going to manage the property (Ex: you or a manager) - Have you done a cashflow analysis based on your strategy? - How much real estate investment experience do you have? If you have all of the above, then someone can give you some valuable inputs whether this is a good deal or a terrible deal...hope that helps.
