We are SO elated to share... we have our first booking!! 🎉 I'll share the full story on next Tuesday's VIP call, it's incredible, but here's the short version: we've been blessed with the mutual gift of being able to help a sweet family of seven (five little children!) while their home is repaired from a flood and mold. Pre-approved through USAA, one month paid directly by the family on Airbnb (to avoid a hotel while they wait on ALE), and projected for a three month stay. Our sweet neighbor, a kindergarten teacher who understood the assignment, swung right into action and had a beautiful "kid-approved" welcome basket delivered to their doorstep within 30 minutes of them arriving tonight. Jason and I are so grateful for our team and for the AH-mazing Vetted community, who came alongside us on July 1, believed in our BIG vision, taught us everything they know, encouraged us that we could do it and have held our hands the entire way. Helping while being helped... this is exactly why we do this. It's a double blessing: sweet relief for our family, and for theirs. Quick update, Key Hosting Company, the first lease matcher that signed the lease just extended for another 2 months. So far, it’s been a good experience. They communicate well, and every time they send an email, several people from their team are included, including Grant Park, the owner. Gives me the impression that the experience and building relationships with homeowners is important to them. All 4 of our homes have been leased since June, and I haven’t really heard from the tenants. Everything is running smoothly, I’m starting to feel bored and lonely over here LOL 😂 Definitely a good problem to have.

How does one go about researching an area to see if it’s good for an MTR? Is it possible to check with insurance companies or hospitals or others to determine what the demand is for medium term rentals in any given area? Are there website that show MTR‘s in a given region already? I live in a small 10k growing community with a 4 year college. We have quite a few long-term rentals here, a couple Holiday Inn express like hotels, and around 20 Airbnb‘s that seem to get booked for college or other events that pull family back to the area. We are about one hour away from larger growing city of a 250,000 people. Normally, I wouldn’t think this would be a place for an MTR and I need to find a large larger city, but then again I’m always surprised by the number of rentals and Airbnb is in a small town like this as well. On the other hand, I’m more than willing to search for locations a little further away if that’s better, but then I assume there’s also more competition as well.
