Overthinking upfront DD?
One of the things I struggle with is how much due diligence to do prior to making an offer, especially with market saturation. Curious to hear what others are doing in terms of what DD is done PRIOR to an offer and what DD is done AFTER you're under contract.

Good question, Wes. What I do is run the back of the napkin numbers, if those look good, then I immediately go to the competition I will look at the competition and the data that I am able to pull and see how occupancy and pricing looks as opposed to the facility that you are looking at. If the comps are waitlisted, and one unit available here and there, I am more interested and start to dig deeper, however, if the back of the napkin numbers have a big enough spread, and it makes sense, I will put it under contract and figure the rest out later during due diligence.

Site visits
Shane and I are very specific with what we look for while on location doing a site visit. We drive around the town and surrounding areas with an entire mental check list. I’m curious what everyone feels is the number one most important thing that you look for in a prospective area

Great question! We just looked at one in AL. What a beautiful facility, beautiful office, paved, automated gate and has cameras. $28.99 per sq ft to purchase it. Everything looks great! Until you take a Google Earth Drive around the area and see the abandoned businesses and other rundown businesses in the area. It sucks but we can’t change the market. Everything we’ve learned from @Andrea Chapin and @Shane Chapin just saved us from owning a boat anchor. Thank you!
Operations question
Hey Shane we’ve had multiple incidences where tenants “move out” and disable their credit card on file. They leave a bunch of shit but there isn’t any repercussion bc they’ve disabled their card. How do you handle this? We call and tell them there is a cleaning fee, etc. but what do they care since there is no way for us to charge? How do you go about this?

We’ve had the same issue. I think the only way to fix this is a cleaning deposit up front. We would like to find some leverage somewhere.
