I have successfully completed my business plan, now it’s a waiting game. Supported my friend and will be supporting continuously through cancer journey. Yet again Determined to do my best so I can support those in need. Good times are around the corner!

My weekly wins - Managed to get back in the gym most days this week and playing padel which makes me feel more productive - My investor list is growing rapidly which is going to benefit the group really well - Two of my current purchase have now got tenants in which means CASHFLOW!!! Ready for a big few weeks incoming

Renters Reform Update
🚨 Renters Reform Update Here’s a clear breakdown of what’s changing: • Section 21 “no-fault” evictions to be abolished • All tenancies moving to periodic (rolling) agreements • Rent increases limited to once per year (via Section 13 process) • Tenants given stronger rights to challenge rent increases - Only one increase per year. • Stronger enforcement on property condition standards • Ban on blanket discrimination (e.g. against families or benefit recipients) • Tenants allowed to request pets (landlords must give valid reason to refuse) • New Private Rented Sector Ombudsman being introduced • National landlord register/database to be created • Updated possession grounds — landlords must use specific legal reasons to evict I don't look at this as a bad thing as I believe it will tighten things up and remove the bad landlords from the market meaning more for us! My strong conviction is that effective renter reform will bring about much-needed positive change for both tenants and responsible landlords. This reform should aim to eliminate exploitative practices by those who operate without licenses, fail to maintain properties, and ignore the fundamental needs of residents. I anticipate that a key focus of these reforms will be on establishing rigorous accountability for landlords who recklessly maintain uninhabitable housing, ultimately fostering a more equitable and safe living environment for everyone.
