I just wanted to take a moment to share that Rosa and I closed our first deal… really our first three deals. We purchased two lots side by side, double closed them, and also bought and sold a separate lot on a small financing contract half upfront with the remaining balance paid out over two monthly payments (set to complete at the end of May) Overall, it was a great experience. I personally attended the closing, got to meet both the buyers and the attorney, and see the properties and subdivision in person. That alone added a whole new level of understanding and confidence going forward. We ended up making about $8,200 total: - Bought the double lot for $3K → sold for $8K - Bought a single lot for $800 (all Rosa's doing lol) → sold for $4K (structured deal) Excitement is high, but more than anything, it really made it clear how much consistency and continued action matter if we want to scale this. Huge appreciation to everyone in this group. This genuinely started from a random YouTube video popping up on my feed, so I’m grateful to be in the space. Also want to give credit to @Rosa Linda Alvarez . She’s been a beast on the acquisitions side and a big part of making this happen. We’re already working on the next deal. I just sent earnest money this morning on one in Augusta, and mailed out a few priority letters with some Starbucks gift cards for nearby lots we’re targeting lol.

They really live on the same spectrum (acquiring land), so this should make learning the process feel more linear instead of bouncing between sections. 2️⃣ Francis Closing Framework (NEW) I’m really excited about this one... Francis, an absolute killer on the phone, just uploaded his full closing framework inspired by Ajay Sharma! Last week alone he put 3 deals under contract (~$65k projected profit) and had another verbal acceptance waiting on signature. The training is about 2 hours total, split into: - The First Call - The Offer Call Side Note: It is very important you listen to Francis's tone when he says his questions. If you guys are monotone, you will not close deals. Me personally, I was never amazing at closing deals, however, I have an AMAZING tone when speaking to sellers. Tone allows you to mess up more in a negotiation. Sometimes it's not a matter of what you say, but how you say it!!!!!!!!!!!! This is basically the exact structure we use internally, and this can be found under the "Acquisitions" folder! 3️⃣ Full Mail SOP Uploaded 📬The entire Mail SOP is now live. Hi everyone, I’m Rosa. I started land flipping two months ago with my boyfriend Jared, and this is my first time doing anything related to real estate or investing. Right now I’m mainly focused on the acquisition side. We currently have four properties under contract that we’re marketing, and I’m really excited to finally go through the full process and get our first deal all the way to closing. I’m based in Mexico and work virtually, which has had its challenges, but it’s also shown me that this business is totally possible from anywhere if you stay consistent and have the right systems in place. My personal goal is to really focus on one niche within land flipping and get super good at the marketing side. I want to dial in the right strategies, improve my outreach, and create a strong, steady flow of deals by doing one thing really well. From there, the plan is to scale in a smart and efficient way.
