Will this work as Curative Title Deal??

Deal is in St. Louis. I had this under contract. It hasn't been through probate yet. The Dad passed away and the daughter wants to sell. The house is in good shape and close to tenant ready or an easy flip. I had it contracted at $40k and we had it sold at $55k. The Dad also has a son who isn't responsive and according to the sister, he is a problem. Is there a way to buy the sister's position and 'fix' the title issues?
