VIRTUALLY WHOLESALING IS NOT FOR THE WEAK
Wasgood everybody, it's Danny (fka Primo Jones). I've been virtually wholesaling for the past few years, and I've closed about 7 deals in the DFW market just by using Google Voice and my own wits. Not sure who will read this, but hopefully, it'll draw some inspiration.
First and foremost, I didn't start wholesaling the traditional way. My first deal was literally a million-dollar home that was on-market in North Dallas. I got it from manually email blasting realtors and finding cash buyers from Facebook, and I ended up assigning the contract for 10 grand. I think we can all agree that feeling of getting that first check is monumental. After that, I doubled down on the email blasting efforts and got a second on-market deal for $5,000. Slowly but surely, I started to realize how much patience a lot of realtors lack when it comes to wholesalers, so I decided to transition to ODS (off-market, direct to seller).
Now when I first started cold calling, I did not like it one bit. I'm very antisocial, so getting cussed out by random people for free wasn't in my best interest. What helped me push through the adversity was my why. I know it sounds cliché, and Rick & Zach are always preaching it, but you have to have a why and a deep sense of conviction that things will work; as long as you're putting yourself in the best position.
That being said, I persevered and was able to get 4 more deals from cold calling fire-damaged leads and code violations in DFW. The first was for $1500, and it was a fire-damaged house a couple of brothers wanted to get rid of. I actually worked with a guy from New Western to get this one sold. He and I are still in contact to this day, and he's actually connected me with a couple of guys from RFP Homes (shoutout to Max Dier). The second one I got was a code violation, and that same guy from New Western was able to help me get $3000 for it. The 3rd & 4th were also code violations, and the biggest assignment fee I got was $20,000 (net profit was $50K), and right after that, I got a $2500 deal.
After those last two, I felt like it was time to switch to in-person wholesaling, so I started marketing locally in Houston. The past 6 months, I've been going hard marketing to the same lists that got me some motion, but I've been getting no results. Surprisingly, I ended up getting another DFW deal from a follow-up for $5000, and it's almost like the DFW market was calling me back. I even went on live to ask Zach what the best course of action would be in his opinion, and he advised me to just stick with what has been working and add volume (solid advice).
I've listened to Rick & Zach's mentorship so far, and it has gotten me where I am today. I can proudly say I'm a full-time virtual wholesaler, and it's not as tough as people think. Again, putting yourself in the best position to win is key. The right lists, marketing channel, along with some negotiating and scripts Rick and Zach teach will surely help in a major way. Put all these together with your why and have conviction that there is nothing holding you back will make you truly unstoppable in this business.
When I first got started, I was delivering for Amazon and calling FSBO's after work. I actually went on my very first appointment in person and I had no idea what I was doing. To tell the truth I was gonna pay too much for that house so I'm glad it didn't pull thru. Next thing I knew, my car broke down, and I got fired because I wasn't able to get to work. So essentially, I had no other choice but to dive into wholesaling. Keep in mind, I'm a guy who comes from an environment where we were taught real estate is only for rich folks. and real estate agents are con artists. Nobody believed it was possible to make money in real estate with $0. Not my family, not my girlfriend (ex), no one. It's up to us as individuals to show people, and even ourselves, what is possible. So I hope this reaches whoever is out there, and if you're reading this, STAY SOLID. Like when you're on your nightly 6-mile run and you feel winded but your legs feel just fine. Just take a deep breath and KEEP GOING. DO NOT STOP.
To Zach and Rick, I appreciate all the gems you guys have given us over the years. The fact you guys have been doing it for free for so long is actually mind-boggling, and I hate that you guys get criticized for creating THE BEST wholesaling real estate software on the planet. You guys truly are for the people, and I will continue to seek you guys' wisdom throughout my wholesaling journey.
