Just sharing an experience so other investors stay aware.
I had a property already under contract and someone from this space reached out directly to the seller trying to offer more and get the deal. Thankfully, the seller actually called me and informed me that another investor contacted them and tried to convince them to cancel and sell to them instead.
The seller respected the agreement and told them the property was already under contract, which I appreciate.
Just a reminder to everyone: if a property isn’t under contract, it’s fair game. But once a signed agreement is in place, going around another investor to try to get a seller to break that contract isn’t good business practice.
Protect your deals and always make sure your contracts are solid.
