Need a second opinion on a probate/redemption situation.
Seller’s mom passed away and the property was never transferred into the heir’s name. Property got tied up in a redemption situation, but according to the attorney the taxes have now been paid and the court is allowing redemption as long as ownership gets transferred through a Small Succession.
Attorney says the succession paperwork is already prepared. The only things needed are updated signatures from the heir and a remaining $550 balance before filing. Attorney estimates about 5–7 days after filing for records to update.
I’ve verified the attorney is licensed in Louisiana and she’s been responsive. Property appears to be in good shape from photos and seller claims no mortgage.
Seller says she’s the sole heir, is currently in medical rehab, has transportation issues, and has agreed to sell for $10k.
My concern is whether I should advance the $550 directly to the attorney after getting the property under contract, or if there’s a better way to protect myself in case title gets cleared and the seller changes her mind.
