First off, I want to give a huge thank you to XLeads, along with and , for building a platform and community that truly helps wholesalers—from beginners to experienced investors—generate opportunities, build relationships, and close deals. I've been using XLeads for less than a year, and in the past 6–8 months it's become a big part of my business. Recently, I've been expanding my XLeads Users by building a virtual wholesaling team and partnering with great people across the country. This deal is a perfect example of why collaboration beats competition.
This was an off-market property in North Carolina that I sourced, negotiated, and got under contract from Arizona. My now good friend, , stepped in as my JV partner and boots on the ground—driving one to two hours when needed to take photos and videos, meet buyers, coordinate walkthroughs, and help get this deal across the finish line. What looked like a straightforward deal quickly turned into one of the most challenging transactions I've closed.
The sellers asking price started around $120,000, then moved to $100,000, then $96,000, and finally landed at $77,000 before we were able to close. We originally expected to close on July 2nd, but we didn't record until July 28th.
Along the way we navigated:
✅ Three sellers who were siblings.
✅ Family dynamics that changed throughout the transaction.
✅ Ownership interests that weren't what anyone originally believed.
✅ Multiple contract addendums.
✅ Three separate closings in three different cities on the same day.
✅ And a new obstacle every time we thought we had solved the last one.
This definitely wasn't a textbook wholesale deal—but honestly, those are the deals that teach you the most.
One of my biggest takeaways is how important it is to work with an investor-friendly, wholesaler-friendly title company that communicates well. Communication can make or break a transaction. I'm also incredibly grateful for my transaction coordinator/wife, Amanda, and Kendrick. The three of us stayed persistent, kept solving problems, and refused to let the deal die. Without that teamwork, this easily could have stretched another week or two.
The wholesale assignment ended up being about $7,000, which Kendrick and I split through our JV agreement. While the paycheck is always nice, the real win was building another strong relationship with someone who shares the same work ethic, integrity, and commitment to getting deals done.
This experience reinforced something I've believed for a long time:
Real estate isn't a solo sport. The people who grow the fastest are the ones who build relationships, share opportunities, stay coachable, and aren't afraid to partner when everyone brings different strengths to the table.
Whether you're brand new or have been doing this for years, keep making calls, keep following up, keep learning, and keep putting yourself out there. Sometimes the deal that teaches you the most is also the one that opens the door to your next partnership and your next level of success.
