Go-to method for pulling accurate comps on properties?
I’m mainly needing to tighten up my numbers on SFRs and curious:
  • Do you rely more on MLS, Zillow, Redfin, or something else?
  • How far back do you usually go on sold comps?
  • Any rules you follow for sqft, beds/baths, or condition?
  • Do you adjust differently for fixers vs retail-ready homes?
Always looking to tighten up my numbers to set quicker closings. Appreciate any tips or systems you’re willing to share
