Flip land or homes as a beginner ?
I have a home builder here in Tulsa OK who’s given me his buy box for vacant land in midtown / riverside Tulsa. which is a compact / dense area of richer / nicer neighborhoods, however, doing a quick Zillow search, there have only been like 20 lots that have sold (outside) of the metro Tulsa county area in the last 30 days more so like in the country and farm land outside of his buy box. He already sources deals himself off market and has real estate agents searching the mls and automatically sending him deals on market. If I need to make money sooner rather than later, (bills coming up) should I keep working with this guy and try to find off market deals like tax delinquent land owners lists etc, or am I better off just starting out wholesaling houses ? I initially met him and was going to make cinematic commercial real estate videos for him and his social media but he said I’m welcome to send him deals after I have them under contract, I’m just worried Tulsa and his specific buy box is way too small / compact with only 20 lots being sold in the last 30 days where as in Florida there’s huge clusters and like 1,000 something lots being sold in the last 30 days..all I know is I like to move with speed and make things happen asap, but I still don’t know everything, like I don’t even know if I need to know if a piece of land needs to have certain utilities, water access, sewage, power lines, slopes, access points / driveways / roads, etc etc (do I need to know anything else aside from zip codes, average and price point just starting out or should I know every single thing before even attempting to send my builder a “deal” ?
