Accountability post.
I’ve been wholesaling for about 3 years. I’ve closed 3 deals (2 came virtually from Facebook/Zillow, 1 came from a referral). The truth is I’ve been inconsistent—even when I was making calls and grinding.
Year 1 I hand-dialed + did D4D, but a lot of my list data was wrong, so contact rates were rough. After my referral deal I tried ramping up with VAs virtually… and I flopped on management/follow-up. That’s on me.
Now I’m re-calling the leads with better data and trying to get back into rhythm. Lately every appointment feels like the same problem: sellers want ARV even when the rent roll doesn’t support it or the place needs $50k–$70k+ in work. I’m not complaining—just being real about what I’m running into.
I’m going back to work in about 3 months, and my goal is to close one deal before then so I can reinvest into VAs and actually run the process correctly (call backs same day, tighter follow-up, consistent offers).
Who in here wants to do weekly accountability check-ins? Simple format: weekly target (calls/offers/follow-ups) + end-of-week results.
