Land VS Residential
I think people compare the two as if one is easier, or as if there are "more" opportunities in one or the other.
I'm here to tell you, honestly, both have their challenges and upsides.
Homes, everyone wants one. flippers, rental investors, your buyer pool is very very large, but so are potential issues and attachment emotionally from sellers
Land, you have a select set of buyers, you cant just shotgun method land lists you have to be strategic or you'll end up locking up 10 lots you can't sell.
Both require understanding how to underwrite, not comp. Underwriting is running numbers to understand investment potential to your ideal buyer avatar or avatars. Comping is just the first step of that process, seeing what other similar deals sold for and why, and if this one even makes sense.
I know it may sound complex, but the best way to get started is just talking to sellers, then looking up the properties. Our free course here in the community is a great place to learn the high level overview.
Are you focused on houses, land, or figuring it out still?
