Hey all. I have really been struggling with Facebook Ads Manager recently. Over the last few months I have been banging my head wondering how I was going to fix my issue with getting tons of clicks but hardly any qualified leads—and I know a lot of others have been struggling with this too. Anyway, I did my research and also consulted with ChatGPT and I think I’ve got it. Wanted to share it with you all in case it is helpful (should be less than $30/m): Install the free Meta Pixel Helper Chrome extension so you can actually see if your pixel is firing properly. (Most of us don’t realize it’s not even tracking!) Instead of running “Traffic” campaigns, switch your campaign objective to Lead Forms or Conversions. That way, Facebook actually optimizes for people who give you info—not just tire-kickers who click. Use a cheap tool like Ubersuggest (around $30/m) to double-check keywords and interests before launching ads. Cuts down wasted spend big-time. Handling Missed Calls
After just an hour, I was able to set up a missed call text back feature in GoHighLevel! Since I still work a 9-5, I noticed I was missing a lot of calls from prospective clients, and I went digging for an answer until I found it. This flow allows a text to be sent out (with a 12-second delay) to any call I missed, letting them know I will get back to them soon, which helps a ton with engagement. This has saved me from losing leads and is totally worth the effort. Just thought I would share!

To be or not to be a Realtor. That is the question
To become a successful real estate investor do I need to also become a realtor? It depends. Having a real estate license can be good because it gives you access to the MLS, contracts for sale and allows you to present your offers to sellers with a sense of being a professional. Many times if you buy a property listed on the MLS you also can earn a commission which is nice. To be an investor you do not need to have a real estate license and you will need to find other ways to get seller property leads, contracts and learning how real estate works so you can seem competent when making offers. You don't need to be a licensed realtor to become an investor but it wont hurt if you go that route.
