How It Works:
You bring the lead; we bring the execution. Our team analyzes every submission to determine the highest-and-best exit strategy.
•For Leads: We use our proven negotiation framework to lock up the contract.
•For Contracts: We leverage our massive buyer network to handle the disposition and find you a top-tier buyer.
•The Heavy Lifting: We manage the paperwork, seller hurdles, and lender requirements to ensure we close.
•If it doesn’t qualify for an investment deal: We will try and set up a listing appointment for you if you are a real estate agent.
Submission Requirements (Read Carefully):
To maintain our high success rate and fast response times, we only JV on leads that meet the following criteria:
1.Direct Conversation: You must have spoken directly with the seller or the listing agent. We do not JV on "online-only" finds or leads pulled from other wholesalers' lists.
2.The "Big Three": You should have attempted to uncover at least one of these: Motivation, Price Flexibility, or Timeframe.
3.Control: You must either be the one who had the direct conversation or be in full control of the contract.
Pro Tip: When talking to a motivated seller, simply tell them: "Let me review this with my financial partner to see what your property qualifies for, and we willl get back to you asap."
Important Expectations:
•Response Time: We typically reach out within 24-48 hours.
•No "Partner" Talk: Please do not mention "Novation" or a "Sub-to" to the seller. We will guide you on a "warm handoff" once we connect.
•Direct Contact: Our highest success rate comes from our team speaking with the seller directly. We will keep you updated every step of the way—you’ll never be left guessing.
How Much Will You Be Paid?:
We believe in fair, transparent partnerships:
•SML Mentorship Member JV Split: 50% (You) / 50% (Us)
•If we book a listing for you we take 25% referal fee if it closes
•SML Masterclass Member JV Split: 30% (You) / 70% (Us)
•Expenses: Any necessary costs (cleanup, repairs, moving assistance) are split 50/50, or the party funding the cost receives their capital back plus a 100% return on that risk at closing.
