Here’s something I see a lot of wholesalers and agents forget: what you do today decides your pipeline for the holidays and Q1 2026.
Once November hits, everything slows. Sellers travel. Title gets clogged. Decision-makers go dark. If your pipeline isn’t stacked before Halloween, you’ll be staring at a silent phone while everyone else eats your lunch.
Do the work now.
- Front-load lead gen: 50–100 new contacts per week minimum.
- Follow-up intensity: 3–5 touches per lead over 14 days. No “I’ll circle back later.”
- Agent strategy: Double-dip opportunities, price-reduction lists, and stale listings.
- Offer volume: Make more written offers. Verbal doesn’t count.
- Dispo early: Warm buyers now. Get soft commitments before you lock deals.
- Calendar reality: Build in title/holidays drag time. Push for earlier close dates.
If you lift your foot now, the consequence is simple: no deals in December, slow January, weak start to 2026.
