GLA Is Gone. Here's What Replaced It.
Why it matters: you and your clients are going to see new terminology showing up in new places of the appraisal report — and if you don't recognize it, neither will they, until they ask you.
If you've used "GLA" or "gross living area" in a listing conversation, a CMA, or a client explanation — that term is being phased out of the appraisal report entirely.
The new standard is Above Grade Finished Area, and it's not just a rename. The new report requires finished area to be broken out level by level — main floor, upper floor, and so on, each reported separately instead of bundled into one total number. Below-grade space gets its own new distinction too: fully below grade versus partially below grade, reported differently depending on which applies.
Buyers and sellers remember when their agent explains something clearly before they have to ask — and they remember the reverse, too.
