One Report Just Went From 8 Pages to 29
Let that number sit for a second: the standard appraisal report is expanding from roughly 8 pages to around 29. That's not padding. It's a structural rebuild of how value gets documented — more detail per comparable, more required photos, more granular condition and quality reporting, and a completely reworked living area section. Here's the part agents feel first: a longer report doesn't mean a better report arrives faster. It means the opposite. Appraisers are producing nearly four times the documentation they were producing just a few months ago, based on an outdated fee schedules and the same expected turn times most agents still assume are standard. Know the Report = Keep the Close covers what's actually needed to get a file through the second sale — to the lender — without a hiccup. Ask yourself: has your lender actually walked you through these changes? Have you heard anything from the national associations, or your own local board? If the answer's no, you're not alone — and you don't have to be blindsided. REVE has you covered. 🎓 Watch the full course — Know the Report = Keep the Close: https://www.skool.com/revalueedge/classroom/53a598e0?md=2962f892641d416fba66bc9d1fb4c298 Educate. Empower. "That's an Appraisal Problem" Is Dead
Every agent has said it at some point: "that's an appraisal problem, not mine." That sentence is getting more expensive by the week. Starting around October 1, 2026, many lenders are already requiring orders to be placed under a new reporting process, a full month ahead of the November 2 mandate that makes it universal for every conventional loan going to the GSEs. This isn't a background system update. It's a full redesign of how appraisers report value, and it touches every conventional deal running through Fannie Mae or Freddie Mac. FHA, VA, and USDA are expected to follow, just not on the same clock. Here's what that means for you in practice: the appraisal report your buyer or seller sees at closing is about to look different than anything you've handed a client before. If you don't know what changed, you can't explain it when they ask, and they will ask, because the new report runs nearly four times longer than the old one. Start here: Know the Report = Keep the Close walks you through what's actually different in the new report format, in plain language, so you're not learning it live in front of a client. 🎓 Watch the full course — Know the Report = Keep the Close: https://www.skool.com/revalueedge/classroom/53a598e0?md=2962f892641d416fba66bc9d1fb4c298 Educate.
