Rates dropping
I am sure most of you have seen this, but just in case you missed it.
The economy has been in rough shape unless you have been investing in assets. We are now heading into worse territory for a while. It sucks for most, but for the folks like us who have dry powder ready to deploy into this market we should come out pretty well in a few years. I have been buying for 2 years and have rates in the high 7's, but I got really good deals on the purchase price. They have been cash flowing really well since I purchased, but now I can refinance, pull equity out or do a rate and term. I am opting to pull cash out and deploy that equity into 1 or 2 more assets when rates hit a favorable #. I am also going to slow down the bond investing and deploy those funds for a few more deals before the rates drop too far and bring more buyers into the market.
Nobody knows the future, but the swap spreads say we are going down, down, down.
