I have been watching several houses in my buy box zip code.
This week all hell broke loose. Prices started dropping and all of my searches started hitting. Super Weird and exciting. So I fired off a few offers on my top 2 prospects. List price on both started out around $570k. Then around the 30 day mark they both slid down to around the 550k mark. Yesterday one of them hit $525!!! - My offer on both houses was the same. Offer = $500k and $15k concessions. Some may think this is too aggressive and others may think it isn't aggressive enough. For me if I can get either of these houses at that price I will be super happy. If I don't I don't. No biggie.
