in the effort to do more reach out etc I started employing a technique explained by Sharran Srivatssa (incredible content) for Deal of the Week - so you send it out on Fridays, it has a simple subject line, does not give address or price - in our case it's to our investor list but this was something he did when he was a Realtor to his whole database this was ours today and I have 3 hits so far: It's only like the 3rd time we 've done this .
The format is the same every time -
Why do we like this deal followed by 3-5 bullet points and a CTA - here's what we sent today
subject: Deal of the Week: Rare 2 unit in an "Urban Suburban" St Louis Sweet Spot
Why do we like this deal ?
  • Duplex in a high-demand St. Louis submarket with strong tenant stability and long-term rental appeal 
  • Recent price improvement, creating negotiation leverage in a still-competitive segment
  • Solid rental demand area with proximity to major employment, highways, and everyday amenities
  • Works for multiple strategies: buy-and-hold, house-hack, or light value-add over time... long term single family conversion is a possible exit strategy 
  • Scarcity factor: well-located duplexes remain limited, even as inventory shifts elsewhere
