Some things I improved up on the last 90 days..
Over the last 90 days, I’ve been looking back at what I’ve actually implemented, and it’s been a good reminder that progress adds up. A few wins: I created a HeyGen avatar and recently recorded a four-minute video for me, which I posted to a new YouTube page. I then took that video into Gemini and asked for ideas on geo-optimizing it and the page. It gave me a strong list of suggestions, and I incorporated several of them. I also built a new lead follow-up plan inside my CRM. Now when a new lead comes in, they receive an instant text and an instant email instead of waiting for manual follow-up. With our ZBuyer leads, we went from basically a zero response rate to roughly 5%, which is a meaningful improvement. That came directly from applying the lead follow-up practices we’ve talked about in the program. We also improved our Google Business Profile and incorporated several best practices from the course. One of the biggest shifts was treating it less like a static directory listing and more like a live location where people can see activity, updates, and reasons to engage with us. Another big win has been using Manus to create CMAs. We developed a great-looking version back in April, and now I can take raw MLS data, put it into Manus, and have it create both a CMA PDF and a website. The finished product looks fantastic, feels very polished, and takes very little time compared to what I used to do. We also cut almost $2,500/mo of expenses while only adding about $400/mo. So that was a big financial win! Areas I still need to improve: I need to make my non-negotiables truly non-negotiable and do a better job time blocking my calendar around them. I get excited about these projects because they’re fun, but then I go down the rabbit hole and spend way more time than I planned. I also need to clean up my tech stack. I’m looking at which paid tools I really need and which ones I can cut. I may get rid of paid ChatGPT, Riverside FM, and possibly CapCut, and focus more on Manus and HeyGen as my core paid tools before expenses get out of hand.

What Manus helped me with this week
I was going to write a long blog post but then I had Manus do it for me and put it in the form of a website! Again it's not perfect but it didn't have to be. CMA on Manus
I know we have different levels of people using AI but I wanted to show you something that I did in Manus with the following prompt and a copy of a generic CMA I did in my MLS that looks like 2007 cutting edge technology! It cost me about 1000 of my 8,000 monthly credits so I guess that's about $5. "I want to create a comparative market analysis that uses my brand identity and non-negotiable rules to take a comparative market analysis that I already have and make it look a lot more professional looking. Can you help me with that? I have it in a PDF currently." Note that I predefined my brand identity with Manus before so it had my logos and information. It gave me an unbelieveable presentation in about 8 minutes. Things I needed to do during the editing process were: 1. Give a better cover picture because the one it pulled from the internet was all pixelated. 2. Told it to choose pictures of only the living room or the kitchens of the comparables. 3. Had it add my name and address on the cover page. 4. Had it change the language in the presentation because originally it was set up as a guide for how I would present to the seller instead of allowing me to give it directly to the seller. 5. Changed some other wording I didn't like. 6. Come up with a different conclusion about the pricing that it did originally because it didn't realize our unit had a balcony overlooking the lake while some of the other comparables didn't. This seller said they were going to be deciding between several agents to interview. Within 10 minutes of opening my CMA and my seller presentation, they confirmed the appointment to interview me when they are in town in mid-May. I have attached the original CMA and the Manus CMA. Can you tell the difference? Is it perfect? - NO Did it get me the appointment? - YES! YOU CAN DO THIS! I didn't even use the master prompt. That might have helped make less revisions.

Eric, thanks for sharing. I was fearing (silly fear) that would have appointments and be bogged down on CMAs and Connie upset on passing CMA work .
Turn CMA into website rather than PDF
Manus did it again! This is a follow up to the PDF that I created a couple of weeks ago. I ran another CMA through the system and this time I asked it to create a website for me from the PDF it created. And less than 20 minutes later (it might have been much less, I was working on something else), I had website. Here was the prompt... "This pdf is great! I am wondering if instead of delivering this as a pdf that we deliver it as a custom web page that we can send the link to the seller that is branded to them like a personal website. What is the perfect prompt to help you design that?" Here was the result. https://ericmarcusforvirginiabochler.manus.space/

@Chrissy Young have you linked RedX to your REN? What did you use for the API key, zappier?

So the Tech team said that they don't have an API because RedX requires you to do a manual approval of each contract. So, may be easier to download a list from RedX and upload it to REN360.
