Sourcing Fee
A couple of investors told me I charge the lowest sourcing fee they've seen.
I keep seeing fees at £9-15k, then project management charged separately on top. Two invoices for what feels like one job.
Mine's £4k.
A fee should reflect what actually gets done. Time finding the right property, not just any property. Working through the numbers before anyone commits. Managing the whole process, not disappearing after the introduction.
Charging a high number because the market will take it isn't the same as charging a fair one for the work involved.
I'd rather earn less per deal and know the client got full value, than charge whatever the market allows and hope nobody asks what it was for.
For those of you sourcing, how do you structure fees? Separate PM charge, or all included?
