Update on 'Accelerator' Software Launch
I've been very busy this past week and this evening... putting the finishing touches to 'Accelerator'. What is Accelerator? It's a software that fixes the 3 biggest problems people have in property... 1. Finding off-market deals 2. Finding investors and 3. Analysing deals With Accelerator, you can search your area and get access to potentially thousands of properties that are all off-market. Went out my comfort zone yesterday
Yesterday I sat down for a two hour recorded interview at GunnerCooke media studio in Manchester, answering questions about property sourcing on camera. The first few minutes were rough. I’d never done anything like it and it showed. Months ago I’d have found a reason to push it back or talk myself out of it altogether. This time I just sat with the nerves and let them pass. By the end I’d stopped noticing the camera. It just became a conversation. I don’t take the opportunity lightly. It only happened because of a connection I made through LinkedIn, So Yung, someone I’d never have crossed paths with if I hadn’t kept showing up and posting consistently, even on the days it felt pointless. Off the back of it I’ve built strong connections with two lawyers I wouldn’t have met any other way. That’s the part people skip when they talk about content: the payoff isn’t the post itself, it’s who reads it and what it leads to months later. Everything you’ve told me has held up. To get where I want to be I have to put myself out there, on camera, in front of people, whether it’s comfortable or not. I wouldn’t be at this point without your continuous support, @Paul Rose. Small thing on paper, sitting in a chair answering questions for two hours. Squarely bigger than it looks, and it wouldn’t have happened without the push to keep showing up.

Leverage is Powerful (when done right)
Afternoon gang, holiday done, finally back in the UK and refreshed ready to roll! I wanted to share something I was thinking about whilst I was away.... Too many people focus on low leverage tasks. Ask yourself 'What's the 20% of work you can do, that will give you 80% of results' Here's an example: You send out 30 DM'S on social media and it takes you an hour to do. You might get 1 or 2 replies. BUT WHAT IF... Instead of that, you spent that same hour, creating videos and you posted them on socials? That sort of content is 'one to many.' You might get 500 views and onboard several clients. Plus those videos will keep generating leads and conversations for weeks, months, years potentially. You need to ask yourself - Am I using a 'high leverage approach' or not. Volume and action is something we speak about a lot. If you know it's a numbers game, how can you do bigger numbers? Straight away that mindset shift is absolutely HUGE! Posting a single post on socials and thinking - 'Hey I posted my post, I'm good for today' and you pat yourself on the back and tick off that task for the day... that's a big mistake. Alex Hormozi talks about 'high value' tasks and his mentor once told him, his numbers were far too low. Alex Hormozi now posts around 35,000 pieces of content a year that works out to around 100 a day. That's insane. He has a team of people helping him hit those numbers. BUT.... There's a lesson to be learned from this. Most people play small. They play way too small, but they think they're doing enough. If it's just a numbers game (and it is) then to increase your leads and conversations - the answer is to post more! Way more! More posts = more opportunity to be seen = more trust built = more conversations = more business = more money banked. If you created a talking head video where you talked about a topic your ideal client avatar cares about for 5 minutes all you have to do, is chop that video up into smaller videos and you have 5 different pieces of content.

@Paul Rose this landed at the right time, was thinking the same thing this morning. I don’t do videos, but the leverage point holds for written content too. One post gets filed under done, when it could become a carousel, a group post, and a few DMs. The 20% that drives results probably isn’t the writing, it’s what happens after I hit post. I defo need to do more.
Sourcing Fee
A couple of investors told me I charge the lowest sourcing fee they've seen. I keep seeing fees at £9-15k, then project management charged separately on top. Two invoices for what feels like one job. Mine's £4k. A fee should reflect what actually gets done. Time finding the right property, not just any property. Working through the numbers before anyone commits. Managing the whole process, not disappearing after the introduction. Charging a high number because the market will take it isn't the same as charging a fair one for the work involved. I'd rather earn less per deal and know the client got full value, than charge whatever the market allows and hope nobody asks what it was for. For those of you sourcing, how do you structure fees? Separate PM charge, or all included?

Happy Bank Holiday Everyone 👏
I'm on holiday in Cyprus at the moment (the future home) 🇨🇾 It's 32 degrees, I have a burned forehead (happens every single time) 🤣 but I wanted to drop in and leave you with this... Having my morning coffee a few hours ago and watching so many young people (locals) go about their Monday morning made me think... There's a big entrepreneurial community here, lots of digital nomads etc. Growth mindset here is huge, there's nomad meet ups where you can meet likeminded people. Everyone seems to be focused on health, wellness and growing their businesses. Then I think about the UK and the mentality I experienced the past 20 odd years, was very different. People chasing dreams and goals in the UK are often looked down on.... 'what you doing that for' and 'it'll never work, get a job' - type comments (and that's just the friends and family!) The 'crabs in the bucket' mindset. Crab's will pull you back down to their level. Never leave the bucket, stick together. I lost friends on my own journey, but the way I see it is... I out-grew those people. Closed mindset's, closed to dreaming bigger, closed to wanting more from life. Just closed to growth and thinking anything outside of... get a job, buy a house, pay your bills. The people that live on repeat. Every year is the same... every week, every day. Nothing changes. Everything stays the same for years. Same pub, same jokes, same old stories. Same mindset. Sometimes you have to outgrow people to really grow... and the room you're in and the people you spend time with need to be chosen wisely. If you want growth. If you want a different outcome, it's a big decision you need to commit to. It takes a huge amount of change. Because everything has to change for it to work. Approach. Mindset. Actions taken.
