Number 1 Property Sourcing Problem...
People do a 2 day course or worse pay thousands to some company and they get told:
  1. Do lots of viewings (it's a numbers game)
  2. Make offers 25% below market value (something will stick)
  3. Tell everybody on social media you're a sourcer (your net-worth is your network)
Now all three of these amazing ideas forget something 'absolutely critical' if you want to be banking £10k a month in deals.
Also those three things above actually translate into is...
  1. Waste agents time and be seen as a time waster
  2. Annoy people by throwing in silly offers with no explanation and no logic attached!
  3. Annoy all your friends and family with property speak (your audience are 9/10 not investors yet)
The biggest problem that sourcers have in the UK is they're told to go find GOOD deals.... The obsession is finding a deal that stacks up. So you can sell it and make money. (Makes perfect sense doesn't it?)
OK so let me ask you something... If you find a deal (who says it's a deal?) What makes it a deal?
The numbers stack up, the yield is great, the ROI is amazing, the numbers work Paul!!!! OK I hear you... the numbers work, silly me.
But who do they work for exactly?
Do you know the person they work for?
Do you have them onboarded as a client?
Have you asked them what their criteria is yet?
Have you got what they are looking for actually written down and your deal matches that?
Have they signed your sourcing agreements?
Have you carried out AML checks and KYC checks?
My guess is you've been told... 'Go find a deal and the investors will come (if it's a good enough deal).'
This is the biggest load of utter crap that gurus and educators will tell you - Here's the truth...
Investors don't wake up everyday and hope they will see somebody's post on socials for their next deal.
Investors don't join property WhatsApp groups just hoping that somebody posts a great deal in their area that they will surely buy right away (from a complete stranger.)
There's this little thing in property called trust. And all relationships are built on trust.
In 23 years I sold no deals to strangers. There I said it.... NO DEALS.
But I sold thousands of deals to Investors I knew.
  • Investors that I met in person
  • Investors that I met online
  • Investors that trusted me
  • Investors... where I understood EXACTLY what they were looking for!
You see if you want to source deals this is how to do it:
  1. Learn how to network (properly, and no I don't mean PIN events or PPN events)
  2. Learn how to speak to investors
  3. Learn how to build relationships and trust
  4. Build a list of just 3 to 5 key investors (not hundreds of random people who will never invest)
  5. Onboard them properly and qualify them (so you have a shopping list of criterias)
  6. Go find exactly what they told you they want from their next investment
  7. Make money
It's that simple!
Everything starts with the client first, not speculatively finding random properties (you think are deals.)
Investor first - every single time. The deal has to be second otherwise your wasting your time.
It's like...
  • It's like a doctor writing a prescription before asking a single question. The cure is worthless until you know the patient.
  • It's like stocking your shop with whatever was cheapest at the wholesaler, not what your customers actually buy.
  • It's like flooring it down the motorway before you've typed the destination into Google maps. Fast, but almost certainly the wrong way.
  • It's like going the supermarket to get things for an amazing meal, but you don't have a recipe or an idea of how to create it.
If you just did this one thing, you put in front of your investors on your list - the deal they asked you for.... Guess what? They buy every-time. Because you gave them what they wanted.
It's simple when you execute a process that works.
