Proof of funds?

When submitting an offer, usually the agent attaches the proof of funds with it.

Do you wait to have the funds first so you can attach it to the offer or do you try and skip that and find the money after it's locked into contact?

If so, how do you get the agent to submit the offer without any proof of funds?

Agents usually don't want to take the chance without it because if you back out then they waisted their time...
