Excited to share a deal I’ve got under contract: a 42-pad mobile home park in Hamilton, MO (near Kansas City). Purchase price is $1.3M with 30% down. Day-one cash flow is about $6k/month (~$70k/year, 11.3% cap).
The upside is strong — several vacant pads plus a light RV to MH lot conversion opportunity. I’m looking to connect with an equity partner to help fund the down payment and scale this opportunity.
