You can't be in halfway if you plan to succeed in real estate. You're either all in or you're out. Real estate is not a part time gig. Sure, if you buy and hold real estate it's somewhat passive. But not when you're helping clients with one of the biggest expenses they ever make in their lives, it's not. Here are 5 ways to be working in the business even if you do not have any clients. Yes that's right, whether you're working with clients or you do not have any yet, you should do these 5 things daily and weekly, regardless. Everyday I'm busy working with clients while also implementing these 5 tasks, and many more. 1. Personalized notes and cards. Send out 1-5 cards, or if you're like me 10. But let's just focus on 1-5 per day. I love using my newest favorite platform - SendOut Cards. It makes sending cards out easy. You can use their cards or personalize them. I always personalize the cards. I will either use beautiful stock images or save images from the receivers social media to add to the card. SendOut cards offer a variety of fonts and colors and even stuffs, seals and sends!  No more searching for the perfect card or buying stamps. 2. Plan, prepare and execute a killer open house(s). A few top agents I interviewed on www.DebbiPodcast.com host multiple open houses per week. You must do a minimum of one. If you don't have your own you should contact your office manager or Broker the Friday for the following weekend, or at least by Monday morning. The early bird gets the worm. Begin your social campaign on Monday as well. Create a Facebook event and share social posts leading up to the Open House. 3. Attend at least one social or professional networking meeting in person. Source ahead of time. Need ideas contact your mentor. Don't have a mentor, seek one out. A mentor is your best chance for success. 4. Set up at least one, 1-1 in person meeting. Don't know where to start. Ask me. My ideas are endless. 5. Contact your mentor or Broker --ask to join them on a call, appt, inspection or simply plant yourself next to them in the office and listen in on their conversations. My husband is the Broker and he's constantly providing advice to agents who call him with issues, and information. If you're sitting next to him or your Broker rest assured you are going to learn more in a short time then in a lifetime of selling real estate. 6. Get in the office. Be seen. Show up. Let the other agents know you're there. One day they might have a client to refer you. But if you're not being seen you are a ghost. Period. End of story.
