Anyone else here in the Philly area? I know @Bud Evans is. Bud, everything I’m seeing here margins are razor thin with the current market and interest rates. Any potential deal I’m seeing from a nice house in the suburbs for sale for $300-400k to a row house in a less desirable part of the city for $150k all seem to only cash flow around $200 per month. Are you seeing the same thing or am I looking at something wrong here?

I talked with Steve this morning and told him that I could not justify the expense of the program because I did not know anyone who had gone through it. So, instead, I joined this "Skool" in the hopes of getting to know the people behind the curtain. I also plan to join the Farcebook group. Anywhere else?
