Greater Philly/Philly Market
Anyone else here in the Philly area? I know @Bud Evans is. Bud, everything I’m seeing here margins are razor thin with the current market and interest rates. Any potential deal I’m seeing from a nice house in the suburbs for sale for $300-400k to a row house in a less desirable part of the city for $150k all seem to only cash flow around $200 per month. Are you seeing the same thing or am I looking at something wrong here?
Let's settle this...
What's the ONE piece of financial advice you wish someone had forced you to learn when you were 20? I'll go first: 👉 Mine would be: "Income solves today's problems. Assets solve tomorrow's." I spent way too long focusing on making more money instead of keeping it and putting it to work. Now I'm curious... If you could go back and have a 10-minute conversation with your younger self, what financial lesson would you hammer home? Drop it below. 👇 Someone in this community is probably making that exact mistake right now, and your comment could save them years of frustration.

That I should have started my investing journey when I was still active duty, and when interest was 2.5%

@Matthew Thomason congrats!
Can I help you?
I started my financial freedom journey ~12 years ago and when I started I was broke as fuck, in debt, with no real skills, no plan, and a lot of bad habits Now I own a bunch of real estate, a bunch of equities, I achieved financial freedom ~6 years ago, I am fortunate that I only work on project I love, and now I spend most of my time trying to help other veterans do the same I skimmed through the front page and found many intros, but few questions Just a pro tip - if you ask questions, you'll usually get a lot more help. The more specific the question, the more help you'll get

I currently used my VA loan to purchase my primary residence and I’m renting a room to a friend. I’m living comfortably but not bringing in savings by any means. I’m looking to start investing in real estate to build that freedom to create wealth and savings. How do I go about getting the initial capital to start investing? Or how do I convince a lender or other people to give me capital to invest? Also how do you ensure you can get tenants in before the first mortgage payment is due?

@Aaron Kavishe I know that the VA has no minimum credit score itself but the lender the loan will come from will. VA Loan most lenders want at least 620 Veterans United min 620 Rocket mortgage 580 Freedom mortgage 550 FHA Can be approved at 500 with at least 10% down payment or at 580 with 3.5% down These numbers are from a quick online research. It will help you if you have some assets to show. TSP, stocks, savings, a profitable side hustle etc. Hope this helps!
