The largest apartment owner, Greystar, owns only 0.47% of the nation’s apartment units. 3. The top 50 SFR owners combined control just 3.67% of the market, meaning smaller players dominate 96.33%. 4. The top 50 apartment owners combined control 10.58% of the market, leaving 89.42% to smaller players. In what other major industry do the biggest players hold such a small share? Even the largest rental housing companies are relatively small, making it hard for any one company to significantly influence the market. When discussing "giants" in rental housing, it’s important to provide context about their actual market share. Accuracy matters. Can you think of another major U.S. industry as fragmented as rental housing? I’d love to hear your thoughts!

In my opinion it is still very vague, but the more detailed the lease can be, as well as the Move-in Mastery being detailed on expectations of the upkeep. The more clarity the tenant receives in the beginning, there will be less surprises at the time of move out.
