Looking for Areas Section 8 houses 1950 prefer 1970 or newer
Greetings, I'd like to get some feedback from my box below. About what I'm looking for. The most important thing I am looking for is houses built in 1950 prefer 1970 and hit close to the 1% rule. Looking for properties under 150K have about 80K cash if needed. Landlord friendly states only. If someone can suggest locations and neighborhoods. CITY RULES TRYING TO AVOID: -Looking for a city that doesn't have mandatory lead certifications like in some parts of ohio ( I realize Akron does not have this but most houses are older). -in Ohio not all but some places make are not allowing you to be an out of state landlord they require to use a local property manager. Revised Code, specifically Chapter 5323,------- Designate an agent: The owner must designate an in-state agent for service of process.” -Trying to avoid places that have mandatory point of sales like they do in Ohio. BUY BOX: I'm looking for single family houses only . Red States only that are pro-landlord Looking for places where I can guy houses for less than 200k A city that has a good section 8 department easy to work with. Looking to do Section 8 or cash paying tenants and C Class neighborhood No war zones. Preferably something that will hit close to 1% rule Trying to avoid turnkey properties as they typically use cheap products. I don't mind spending some money on a roof, heating kitchen. However, I don’t want any projects that require complete gut job. Gas heat only. Ideally, I'd like to buy a house that has good bones but needs a cash buyer, for instance missing a furnace or something.
