Hi everyone, I'm looking into buying my first section 8 rental property. I noticed that trailer homes tend to sell for less but rent for the same. Does anyone know if they get approved for section 8?
I do not recommend trailers or manufactured homes. The main reason is theres lower rental demand for them, and there is typically a separate "land rent" that makes your cashflow nonexistent.
I have a property that I own in Dayton, just had the tenants move out and walk through determined that I need a new roof and gutters. My question to the community is, is it worthwhile to do the repairs or just list it for someone else
Hi, heres my standard offer I give on turnkey homes: 80% of the appraisal/list price (whichevers lower) Seller paid home warranty 2% seller subsidy 7 day home inspection period 3% buyer agent commission We don't expect the offer to get accepted, but it is a good starting point. Then for the lease, we include a clause that states the tenant must pay the service charge that the home warranty charges.
