Hey everyone, glad to be here 👋

I’m Tim, based in San Diego. I run a general contracting business and actively invest in real estate, primarily value add multifamily and heavy remodel projects. Over the last few years I’ve lived on the execution side, managing renovations, budgets, timelines, and risk, which naturally pushed me deeper into the capital side of deals.

Lately I’ve been preparing to scale into transactional lending as a way to deploy capital efficiently while staying close to real deals and real operators.

What I’m most interested in learning here:

• How experienced lenders structure risk protection

• What separates smooth closings from problem files

• How you vet borrowers beyond just numbers
