How should I respond to this Agent

The AI tool I'm using Auto generates the offer. I recieved a reply back from the agent. how do I configure an offer that works for both me and the seller?

Hi Mariah, I am an investor working the Toledo area and your listing at 1015 Varland Ave caught my eye, especially with the turnkey tenant already in place at $1,145 a month. I would like to offer $17,200 cash, $500 earnest, close on or before 9/3/2026, 10 day due diligence, bought as is and subject to a walk through. You would be paid $2,632 total (your full $1,032 commission plus a $1,600 flat fee), which is more than the $2,577 you would net on a full price sale. If that works, where should I send the written offer?

My commission is $3k. Also, the purchase price you offered is substantially lower than what the seller is willing to consider. It is currently listed for $85,900.00 and is generating income. Let me know if you can meet a lot closer to asking.
