Hi Everyone, I started wholesaling in NorCal last year with 2 deals, but have been running into many walls this year. It's been challenging to say the least. One of the most frustrating things about CA properties that I'm learning is, no matter if a property is in a trust or not, the heirs can continue to pay the low Prop 13 property taxes to the county and the heirs continue living or the property sits. If the property taxes aren't paid, my understanding is the county/state will not do anything until 5 years is up. The system is fragmented and you would think somebody would have figured something out by now.

I am identifying vacant properties and I want to learn everything so that I can help heirs get the probate process started and allow me an opportunity to buy the property.
