Just trying to make sense of the contracts + documents available in the community
Hey everyone, I just recently joined the community and was just exploring the classroom. I stumbled upon the resources section, which had a Google Drive containing multiple contracts + documents. For the light closing documents, I assumed that these are the bare minimum documents that you had to prepare for a closing packet. Would this be accurate? Also, what's the difference between the affidavit of understanding, assignment of claims, assignment of rights to contest taxes and liens, and confirmatory release? I'm trying to understand when or in which situation these documents should be used. Thanks!
Working a foreclosure lead
So I am working a lead in Austin , Texas . There foreclosure sale is next week on Tuesday. Property is a 4 bedroom , 3 bath home with a pool. Major repairs needed through the entire house , including roof, HVAC and pool. Principal balance $104,500, don't have payoff or reinstatement yet. ARV $399-$425k. I am suppose to speak to him at 5:30 to discuss options. Just checking on your opinions. Should I start doing deep research on it now or do I have enough time?

Is there a chart to follow for Maternal and Paternal kindred?
doing research and found a property and everyone is dead. Property owner is dead, Parents are dead. The only sibling is dead. No children, but the siblings wife is alive. Following the intestate chart the wife isn't entitled to anything. Not sure who would inherit the property at this point.
Do we still go after properties that have a will?
Obviously the biggest part of this business is going after properties with no will. But, are we still going after properties with a will? I assume yes because there is still back taxes and possibly heirs that dont talk to each other. If anything the will just makes it easier to determine who has a stake in the property right?

So I was requesting the Delinquent Tax Roll Lists for (Miami-Dade, Broward and Palm Beach) I just want to make sure this is the proper place for each Sent an email for Palm Beach County at: https://pbcpao.gov/departments/public_services.htm Sent an email for Miami Dade County at: https://www.miamidadepa.gov/pa/contact/public-records-requests.page and https://mdctaxcollector.gov/ There is a $30 List for Broward County: https://bcpa.net/ | https://web.bcpa.net/InfoBroward/ProductMenu.asp But I am unsure if the Broward one is correct, can someone let me know if I am right?
