"HELP, I'm working on an off-market gas station deal in Georgia!"

There's a brand new gas station at the end of the build phase that's being sold by the builder. This guy builds and sells gas stations. I want to find him a buyer. The property includes the real estate (entire building w/adjoining retail store and land) along with the gas station business. I'm in uncharted territory and would appreciate your assistance.
